Do you spend more for ski area proximity in Olympic Valley, or get more space and/or value in Truckee?

Most of the buyers we work with are second homeowners, so the decision often comes down to how they want to spend their time here.

Being close to Palisades Tahoe means you can wake up, check conditions, and be on the mountain without planning your day around traffic. No long drives, no parking logistics... just skiing when you want to ski. There’s also a distinct winter community feel here, a regular gathering of winter friends. People tend to stay, settle in for the weekend, and lean into the rhythm of the mountain and après ski afternoons.

downtown truckeeIn Truckee, the equation shifts a bit. You’ll often find more house for the price, more options for newer construction, and more year-round infrastructure. For Bay Area buyers, there’s also a practical advantage: it’s a bit closer, which can make those weekend drives feel more manageable. And for full-time living or longer stays, Truckee offers a traditional town experience with several grocery stores, multiple schools, restaurants, and a broader sense of community beyond the ski season.

Then there’s the third layer: proximity to Lake Tahoe. For some buyers, summer is just as important as winter... summer here moves differently.

Ski season has a cadence, generally December through April, often stretching into or through May. Long mornings on the mountain, afternoons winding down as the sun sets quickly into the long winter nights.

Summer, on the other hand, is more fluid. Early lake mornings, midday hikes, evening bike rides, dinners outside. People aren’t anchored to one place or certain times, they’re moving throughout the day, chasing weather, water, and light.
