What should buyers do in a low-inventory market?
Successful buyers balance patience with action. They stay focused on their priorities, watch the market consistently, and move quickly when the right property becomes available. In a market with limited inventory and slow turnover, waiting too long can mean missing opportunities altogether.

One of the current defining characteristics of the Olympic Valley and greater Tahoe-Truckee real estate market is limited inventory. While inventory levels fluctuate throughout the year, we have generally not returned to the number of listings that existed before the post-pandemic surge in demand.

The challenge is that inventory numbers don't always tell the whole story. Fifteen new listings may sound like a lot, but for a buyer focused on a particular location, price range, property type, and lifestyle, those fifteen listings may translate into only one or two realistic opportunities.

That reality requires both patience and action.

Patience is important because finding a property that checks every box can take time. Buyers are often better served by identifying their highest priorities and focusing on the things that cannot easily be changed, such as location, views, proximity to the mountain, or neighborhood. Features inside the home can often be improved over time.

Action is equally important. When a promising property comes to market, buyers should evaluate it quickly. In a market with low inventory and slow turnover, waiting a week or two can be enough time for another buyer to step in and secure the property.

As we move into the second half of the year, buyers should continue watching the market closely. Historically, more sales occur as winter enthusiasts begin planning for the upcoming ski season. Some are tired of renting, some cannot find a ski lease that meets their needs, and others are ready to establish a more permanent connection to the area.

The most successful buyers are usually those who remain patient enough to wait for the right opportunity, but prepared enough to act when it arrives.
