Olympic Valley Real Estate: The Market Shifts Toward Winter

When does Olympic Valley real estate activity pick up?
Historically, more Olympic Valley properties sell during the second half of the year as buyers begin looking ahead and the excitement for ski season builds. The pattern is emerging again in 2026, but historically low house inventory is creating an interesting shift toward the condo market.

As summer winds down and school schedules kick back in, attention in Tahoe begins to shift. Most of us are still enjoying warm days, hiking, biking, and time at the lake, but winter no longer feels quite so far away.

The real estate market tends to feel that shift, too.

The usual pattern is shaping up, spurred by a pick up in activity over the last few weeks, and we are not even through the 3rd quarter. Looking back at 2024 and 2025, the pattern is clear:

After the dramatic changes of the pandemic years, the Olympic Valley housing market seems to have settled into a more consistent pace. There were 23 house sales in 2024, and 20 in 2025. So far in 2026, 11 houses have sold, with another 4 currently in contract, expected to close by October 1. That already puts us on track for at least 15 house sales, and there are still several months left in the year.

The bigger story may be inventory. At the moment, there are only five houses for sale in Olympic Valley, one of the lowest inventory levels we can remember. With so few choices available, buyers looking for a place in the valley are naturally giving the condo market more attention.

And condos are telling a different story this year.

In 2024, 41 condos sold, followed by 37 in 2025. This year, 20 have sold so far, but 19 of those sales occurred during the first half of the year. Only one has closed since July 1, but another 8 are currently in contract. With 36 condos currently listed for sale, buyers have considerably more choices in this segment of the market.

As we've seen over the past several years, the exact numbers change, but the seasonal rhythm remains surprisingly consistent. As summer gives way to fall, buyers start thinking about where they want to be when the lifts begin turning.

For buyers, this is the time to know the market and be prepared. For sellers, it's an important reminder that the strongest selling season in a ski community doesn't necessarily coincide with summer's busiest days.

Winter may still feel a few months away, but in Olympic Valley real estate, the season has already started.
